POSITION SUMMARY :

The Land Development Marketing Manager is responsible for the overall marketing efforts of Signorelli developed neighborhood communities. Key responsibilities include managing and implementing advertising, marketing and community awareness programs to help drive traffic and home sales, and management of weekly sales and traffic data. The Marketing Manager must partner with builder sales consultants to build neighborhood specific marketing programs, manage community events and area outreach activities.

The Marketing Manager oversees community marketing campaigns from conception to execution, ensuring they are executed on time and within budget, collaborates with cross-functional teams, including sales, design and development, to ensure seamless integration of marketing strategies into the overall community development process. Position reports to Senior Vice President of Marketing.

ESSENTIAL JOB RESPONSIBILITIES :

  • Develop and implement comprehensive marketing strategies to drive foot traffic and awareness of communities.
  • Collaborate with digital marketing and communications teams to drive leads and exposure of communities.
  • Ensure builders enter sales/traffic data weekly into builder database (XO).
  • Weekly onsite community visits to review community signage, foster builder relationships, etc.
  • Coordinate marketing of community builder events.
  • Works with creative team on creation and maintenance of community marketing materials and websites.
  • Creation of compelling content highlighting communities' unique features and benefits. Ensure consistent messaging across all marketing materials.
  • Develop and manage onsite exterior and interior signage program for communities.
  • Responsible for updating community site plans as new sections, models, builders and amenities change.
  • Oversee and manage the approved marketing budget. Process land marketing invoices.
  • Responsible for managing and tracking marketing campaigns KPIs to ensure budgeted ROI.
  • Schedule community photo and video shoots.
  • Respond to community website inquiries and transmit HubSpot leads to appropriate sales and HOA teams.

EXPERIENCE & SKILLS :

  • Bachelor’s degree in marketing, business or a related field.
  • Experience in the real estate industry.
  • Proven experience in real estate marketing, with a minimum of 2+ years in a similar role.
  • Strong knowledge of digital marketing platforms, analytics tools and CRM systems. Experience with HubSpot preferred.
  • Experience in digital advertising including paid social and PPC.
  • Proficient in Microsoft Office Suite a must.
  • Experience with Adobe Creative Suite preferred.
  • Excellent analytical, interpersonal, written and verbal communication skills.
  • Highly organized with strong attention to detail.
  • Multi-tasker who is eager to learn.
  • Positive attitude and the desire to work in a team environment.
